Multifamily Properties: Low Risk Profile With Above Average Returns, Even In A Recession

According to the CBRE, US Multifamily Research Brief (March 2019), during the Great Recession (2007-2009), multifamily rents were more resilient than those of office, industrial and retail. Multifamily rents have outperformed those of the other major property sectors during and after the recession in three ways: (1) the sector experienced the lowest level of rent decline, (2) the fastest recovery to pre-recession peaks, and (3) the longest post-recession period of rent growth.

Recessions result in significant increases in single family home foreclosures, thereby creating more renter households. Multifamily real estate is uniquely positioned to be an excellent hedge against market downturns.

There are myriad ways in which we manage risk at Sparks Blackthorn Capital, from having cash reserves to cover not only capital expenditures but also unexpected costs, to purchasing adequate insurance coverages issued only by A+ rated companies, to underwriting conservatively so as to identify and weed out hidden problems. We secure long-term debt to extend beyond any potential market correction periods and transition into agency debt as soon as feasibly possible.

We seek apartment communities that are between 10 and 30 years old, located in neighborhoods that house our nation’s workforce.



We force appreciation through several mechanisms, including upgrading units and exteriors, creating additional revenue streams such as paid parking, and reducing expenses.



We target emerging and trending markets, with strong population and job growth. We particularly like areas that are revitalizing with government support.

Kenneth Rieffer, Founder and CEO

As the founder and CEO of All Capital Investments, Kenneth works directly with all our investors and real estate assets. He focuses on building and maintaining investor relationships, sourcing investment assets and the day to day oversight of all our properties. Kenneth, a true entrepreneur, has started, operated and sold businesses, restaurants and real estate for over 20 years. Kenneth’s many years of industry experience coupled with his ability to motivate and lead has enabled him to build an effective management operations and assemble a strong team of professionals.   He is dedicated to assisting others reach their financial freedom through investing in multifamily real estate. Leigh Cowden, Esq., Founder and CEO

Leigh is a strategic partner and advisory board member of All Capital Investments. She brings over 15 years of real estate expertise and guidance to our team. A tremendous resource, she has helped develop our strategic plan and provided several meaningful connections to other industry professionals necessary to All Capital Investments success, while also investing personally in ACI projects. As the Founder and Principal of Sparks Blackthorn Capital LLC, Leigh focuses on identifying commercial assets that meet our investment criteria, and developing and maintaining relationships with investors and partners. She manages a team of incredibly dedicated professionals who work together to acquire RV parks and campgrounds with potential for long-term market appreciation and immediate cash flow to our investors. A United States Air Force veteran and attorney, Leigh embodies the entrepreneurial spirit, having built several successful businesses from the ground up in various industries, including orthopedic medical devices, transportation logistics, publishing, hospitality, securities transactions, legal, and insurance. She’s a graduate of Embry-Riddle Aeronautical University with a BS in Professional Aeronautics and minors in Business and Safety, and she earned her Juris Doctor degree from Nova Southeastern University Shepard Broad College of Law. Leigh is thoughtful, determined, and passionate about investing in and developing RV parks and campgrounds.

Maggie Cheung

Maggie has been investing in real estate since 2011. During that time, she has focused mostly on buy-and-hold rentals, private lending, and both passive and active investing through real estate syndications. Maggie is passionate in following and implementing a financial philosophy that grows wealth at a steady pace and over time, allowing her to be at ease and share more moments with her family and own her time.

Prior to transitioning to full time real estate, Maggie has worked in large financial firms including Goldman Sachs and Morgan Stanley and where she specialized in risk management for the Firms’ Investment Banking and Investment Management businesses which includes reviewing, assessing, and improving the Firm’s underwriting and due diligence process. Maggie holds a bachelor’s in Accounting with a minor in Management Information & Systems from University of Delaware, and a Certified Public Accountant (CPA) and Certified Fraud Examiner (CFE) certifications.
