Multifamily Properties: Low Risk Profile With Above Average Returns, Even In A Recession

According to the CBRE, US Multifamily Research Brief (March 2019), during the Great Recession (2007-2009), multifamily rents were more resilient than those of office, industrial and retail. Multifamily rents have outperformed those of the other major property sectors during and after the recession in three ways: (1) the sector experienced the lowest level of rent decline, (2) the fastest recovery to pre-recession peaks, and (3) the longest post-recession period of rent growth.

Recessions result in significant increases in single family home foreclosures, thereby creating more renter households. Multifamily real estate is uniquely positioned to be an excellent hedge against market downturns.

There are myriad ways in which we manage risk at Sparks Blackthorn Capital, from having cash reserves to cover not only capital expenditures but also unexpected costs, to purchasing adequate insurance coverages issued only by A+ rated companies, to underwriting conservatively so as to identify and weed out hidden problems. We secure long-term debt to extend beyond any potential market correction periods and transition into agency debt as soon as feasibly possible.

We seek apartment communities that are between 10 and 30 years old, located in neighborhoods that house our nation’s workforce.



We force appreciation through several mechanisms, including upgrading units and exteriors, creating additional revenue streams such as paid parking, and reducing expenses.



We target emerging and trending markets, along with tertiary markets with strong population and job growth. We particularly like areas that are revitalizing with government support.

Kenneth Rieffer, Founder and CEO

As the founder and CEO of All Capital Investments, Kenneth works directly with all our investors and real estate assets. He focuses on building and maintaining investor relationships, sourcing investment assets and the day to day oversight of all our properties. Kenneth, a true entrepreneur, has started, operated and sold businesses, restaurants and real estate for over 20 years. Kenneth’s many years of industry experience coupled with his ability to motivate and lead has enabled him to build an effective management operations and assemble a strong team of professionals. He has managed and acquired over $4 million in real estate throughout the Midwest. He is dedicated to assisting others reach their financial freedom through investing in multifamily real estate. Lee Fjord, Founder Green Forest Capital

Consummate Real Estate Professional, Asset Manager & Investor accomplished in in all manner of purchasing, selling, leasing and management of residential & commercial real estate properties for more than 9 years. Committed to the highest levels of professional and personal excellence to consistently meet and exceed goals and expectations. Currently own and act as the Asset Manager over a portfolio of 195 doors and over $9 Million in Assets Under Management (all purchased in an less than a 4 year period).

Charlie Peters, Managing Partner

For the past 24 years, Charlie Peters has been an owner and operator of multifamily properties and office space. Charlie has bought and sold single family homes, smaller multifamily properties, larger multifamily apartment complexes, and office properties across 10 different states, with a primary focus on adding value to troubled multifamily assets in the Eastern United States.
He purchased his first apartment complex in Tallahassee, FL in 2002. In the past 18 years, either individually or with partners, Charlie has been involved in purchasing, repositioning, and re-selling 14 apartment complexes and office buildings in addition to the 11 communities that he currently oversees.
